The new rules in August also effect people who are trying to buy a property. Since the seller is no longer obligated to pay your Realtor, you will now be expected to "hire" a buyer's agent - the same way sellers have always "hired" their Realtor, and that is before you can even enter a listed property.
The big difference now is that the buyer's Realtor will have to receive their fee from the buyer, UNLESS the seller agrees to pay it.... that is where the negotiation starts!
